Task description

During Client Instruction process, the scope of services will be identified. Where the scope includes asset management tasks, the management agreement will reflect this with a clear Asset Management mandate.

Where a Client Instruction does not explicitly mandate Asset Management Services, key Lease events should be reviewed in client meetings.

If a strategy is required, the Asset Management Director & Client Director will prepare a high level Asset Management Plan after reviewing the below information:

1. Internal Asset Performance Data

  • Current performance of the asset, looking, for example, at trends in rental returns and tenant covenant;
  • Rent v ERV (Estimated Rental Value)
  • Voids rates
  • Breaks and Rent Reviews
  • Energy Performance Certificate (EPC) ratings
  • Global Real Estate Sustainability Benchmark (GRESB)
  • Client Business Plan
  • Tenant business plan
  • Repair Conditions
  • Gearing Covenants

2. External Market Performance Data

  • Planning and redevelopment schemes
  • Legislative Changes
  • Cross team initiatives and opportunities
  • Market comparables

The Client Director will consult with the Surveyor, the Facilities Manager who will have gleaned information from any on-site staff, and the Client Accountant to ensure he has a full picture of the asset and its surroundings.

Based on the Asset Management Plan, the Asset Management Director will formulate recommendations to the Client to undertake specific value-enhancing activities.  If the recommendations are accepted in whole or in part, the Client Director/Asset MAnagement Director will ensure that an appropriate fee is structure is obtained in writing.
